Where to Rent

Yalıkavak

Newest villa developments, best views back to Palmarina, walking distance to the marina's restaurants and beach clubs. Best for groups who want luxury with proximity to nightlife.

Türkbükü & Göltürkbükü

The Saint-Tropez neighbourhood — hillside estates with private jetties, discreet driveways, and quick access to Maçakızı, Casa Botanica and Mandarin Oriental. Best for scene-seekers.

Gümüşlük

Whitewashed stone villas tucked into olive groves above the fishing village. Slower pace, spectacular sunsets, no clubs — the choice for quiet luxury.

Torba, Bitez & Ortakent

Family-friendly bays, more affordable per bedroom, gentler beach access for young children. Bitez has the peninsula's longest sand beach.

What to Expect

• Pool & garden. Almost every villa above €4,000/week has a private infinity pool. Sea view is standard at the higher end.
• Staff. Daily housekeeping is included in most rentals. Chef, butler, nanny, and driver services can be arranged for €150–€400/day per role.
• Cars & transfers. Bodrum is spread out — either rent a car or book a private driver for the week (€1,000–€1,800).
• Beach access. Very few villas are directly on a swimmable beach; most are on hillsides with 5–10 min drives to beach clubs.

Pricing Bands (Peak Week, July–August)

• 3 bed: €3,500 – €9,000
• 4 bed: €7,000 – €18,000
• 5–6 bed: €12,000 – €35,000
• 7+ bed estates: €25,000 – €80,000+

Shoulder season (May–June, September) is typically 30–50% less. October drops further. Villas over €30k/week almost always include a chef, housekeeper and gardener.

Booking Timeline

The best villas for July/August are gone by February. Book by December for peak weeks. Shoulder season is usually available 6–8 weeks out. Last-minute (2 weeks or less) requires flexibility on area but can produce good rates.
